10 things New-home buyers should know before moving to a newly built home
- Choose a home builder with a solid reputation that backs their product and offers a good warranty
- Be aware of the add-ons. Upgrades such as granite counters, tile floors, upgraded carpet, crown molding, paint, etc can be costly through the builder and certain items might be worth it to wait until you purchase the home to shop local contractors.
- If you are contracting someone to build a new home, stay involved with weekly meetings and progress reports, either by phone or in person so that they can stay on top of things.
- If you are purchasing a new-home in a community, get to know the neighbors and the community. Contact the HOA and get to know the rules and regulations.
- Be flexible, sometimes when building a home, things can go wrong, and deadlines missed and your home might not be ready on time.
- Plan a walk-through inspection prior to the closing date
- Know where the emergency shut-off locations are for water, gas and the locations of smoke and carbon monoxide detectors.
- Get prepared for closing. California uses title and escrow companies, but in other states you might be working with an attorney to close your escrow.
- Final walk-through inspection to make sure construction was completed as agreed
- Research home warranty options.
